We are finally at the top of the queue for our landscaping clean up. After 3 months wait, both Guardian and Great Outdoors are able to come out and work on both our Basins and general Spring clean up. Even though it is now Summer and the year is flying by! We have been informed by both companies they are slowing working through our work order.
We also learned the following. From the time they show up on site, the clock starts ticking for them. They are allocated a number of hours to work on our site. This is either maintenance work or talking to our residents. They shared that some of the work they have quoted us will not be completed because several neighbors stopped them and spoke with them for a bit. This amounted to a couple of working hours from our maintenance hours. Which means some of the basins will not be completely cleaned up nor will all our volunteer trees be cleared out because we used the time speaking with them. Any minute they are not working on their job, it time taken away from landscaping maintenance and costing us additional money from our dues.
As a friendly reminder, we are not a fixed bid situation. Our property is so small that none of the vendors are willing to perform a fixed bid. It is a time and materials and they allot us 8 to 16 hours split over a couple of days. We did try to go for a fixed bid maintenance which would require $3000 to $5000+ monthly fee starting in Spring through Fall. This would be more than what we have in our budget.
We do want to hear from our neighbors when something isn’t addressed. Rather than take billable time away from our landscaping crews, please submit a concern with pictures and detailed description to our standard form. We have a couple of neighbors following this process and it has been very helpful. Thanks to everyone for helping us keep our neighborhood looking good.
